A Limited Recourse Borrowing Arrangement (LRBA) restricts the lender's legal recovery options in the event of default solely to the specific property asset held within the separate bare trust structure. The lender has no legal recourse or claim over the broader cash reserves, shares, or accumulated assets held within the primary Self-Managed Super Fund balance.

Unlike traditional lump-sum mortgages, a construction loan structure breaks the loan amount into five separate progressive draw phases aligned with formal building milestones: Deposit/Slab, Frame, Lock-up, Fixing, and Practical Completion. Interest is strictly calculated and payable only on the cumulative outstanding balance drawn down at any given stage, rather than the entire approved facility.
